随着我国市场经济的不断发展,财务报表作为一种国际通用的商业语言,在经济发展中显示出日益重要的作用.但是单从财务报表中的简单的数字和文字是得不出有意义的成果,而是要利用一些有用的分析方法和分析指标,同时结合实际情况,对资产负债表、利润表、现金流量表进行全面综合分析,以便做出科学的决策,这个系统的动态过程就是财务报表分析.
本文主要根据财务报表分析的相关理论为依据,运用基本的财务分析的方法对万科企业股份有限公司近5年来的主要财务数据进行分析,找出万科集团各主要财务指标近年来的变化状况和变化趋势,找出变化的原因及变化的内在逻辑关系.在分析的过程中,还引入了同行业具有一定规模的参照企业,将万科集团和参照企业的同类指标进行横向对比.从而加深对中国房地产行业总体经营状况的了解.在分析完毕之后总结万科集团的财务状况和经营业绩,找出该企业在经营和管理方面可能存在问题,并提出相应的建议.

With the continuous development of market economy in China,Financial statements as an international general commercial language,shows an increasingly important role in the economic development.However , only from the financial statements of the simple numbers and text is not to be a meaningful results,but to use some useful analysis method and the analysis indicators,meanwhile combining with actual situation,do a comprehensive analysis to the balance sheet, an income statement and a cash flow of,in order to make scientific decision,this system dynamic process is financial statement analysis.
This paper is based on financial statements analysis related theory,applying the basic financial analysis method to analysis the main financial data of the recent 5 years of China vanke Co., LTD, to find out the variation status and variation trends of the main financial index in recent years of vanke group,and the reason of the change and the internal logic of the change.In the process of analysis,also introducing refer to enterprises be a certain size in the industry,doing a lateral comparison of the similar indexes between China vanke group and referencing enterprise.To deepen our understanding of overall operating conditions of the Chinese real estate industry.After the analysis , it’s summarizing the financial conditions and operating performance of vanke group,to find out the problems may arise in operation and management of the
enterprises,and puts forward relevant suggestions.
